Royal Resort Semporna Terms and Conditions May 9, 2026

  1. Suite 1 – 6, Suite 9 – 15

The minimum capacity is 2 persons. Therefore, the customer will be charged the final amount stated on the website, regardless of whether they reach the minimum capacity.

The room can accommodate up to 3 persons. The third person will be charged according to the amount stated on the website. This additional person will receive an extra single bed on the floor.

Guests 12 years and above will be charged the adult price.

Guests 4-11 years old will be charged the kids’ price.

Infants 3 years and below are free of charge.

  1. Family Suite 7 – 8

    The minimum capacity is 3 persons. Therefore, the customer will be charged the final amount stated on the website, regardless of whether they reach the minimum capacity.

    This room can accommodate up to 5 persons. The fifth person will be charged according to the amount stated on the website. This additional person will receive an extra single bed on the floor. 

    For optimal comfort, we recommend a maximum of 5 persons. However, if the guest insists on adding a sixth person, it can be arranged, though the room will be less spacious.

    Guests 12 years and above will be charged the adult price.

    Guests 4-11 years old will be charged the kids’ price.

    Infants 3 years and below are free of charge.


  2. VIP Suite 1-2

    The minimum capacity is 2,3, or 4 persons. Therefore, the customer will be charged the final amount stated on the website, regardless of whether they reach the minimum capacity.

    This room can accommodate up to 6 persons. The fifth person will be charged according to the amount stated on the website. This additional person will receive an extra single bed on the floor.

    For optimal comfort, we recommend a maximum of 6 persons. However, if the guest insists on adding more person, it can be arranged, though the room will be less spacious.

    Guests 12 years and above will be charged the adult price.

    Guests 4-11 years old will be charged the kids’ price.

    Infants 3 years and below are free of charge.

Reservations are subject to availability and must be confirmed with full payment. Payments can be made via credit/debit card, bank transfer.

Any cancellations will not be refunded and only can change the date up to 1 time only. In the case of changing date, it must be informed 30 days before the original date. No-shows will be charged the full amount of the reservation

  • Check-in time is 2 PM – 2:30 PM

  1. Arrival instruction
  • Your journey to Royal Resort Semporna begins at the Jetty Seafest Area, where our dedicated team will be waiting to warmly welcome you. Please kindly be at Seafest Jetty before 2 PM.
  • The boat departure time is set for 2PM, so please ensure you arrive with ample time to check-in and prepare for an exciting adventure.
  • In the event of failure to arrive at the scheduled 2PM departure time, a late arrival fee of RM100 per boat will be applied for rescheduling another boat trip. We appreciate your understanding and cooperation in adhering to the departure schedule.
  1. Depart From Resort Jetty Instructions
  • The boat departure time from Resort jetty is set for 11:00am, so please ensure you are ready at the Resort Jetty Before 11:00am.
  • In the event of failure to show at the scheduled 11:00am departure time, a boat fee of RM100 per boat will be applied for rescheduling another boat trip (late or early). We appreciate your understanding and cooperation in adhering to the departure
  1. Guests are responsible for any damage caused to resort property during their stay.

  2. Guests must adhere to all resort policies and regulations, including those regarding noise, behaviour, and use of amenities.

  3. The resort reserves the right to refuse service or accommodation to anyone violating these policies.

  4. Guests are not allowed to step on the glass floor inside the room to avoid any unwanted incidents occur.
  1. The resort provides access to specified amenities and services as outlined in the booking confirmation.

  2. Some amenities may be subject to availability and seasonal closure.
  1. The resort is not liable for any loss, damage, accidents, natural disaster and injury sustained by guests during their stay.
  2. Guests are advised to secure their personal belongings and valuables at all times.
  3. The resort is using a third party travel agency for our island hopping, fun diving, sea walking, and discovery scuba diving. Hence, any unwanted incident occurring throughout the activities, the third party travel agency will be liable based on the agreement form that the guest signs.

The resort respects guests’ privacy and will not disclose personal information to third parties without consent, except as required by law.

The resort shall not be liable for any damages or loss that might happen in future if the resort couldn’t be able to provide the SUITES that agent or guest already booked resulting from circumstances beyond its reasonable control, war, flood, government instruction and anything that is out of resort’s control. But the resort will refund the amount that has not been settled.

  1. The resort reserves the right to modify these terms and conditions at any time without prior notice.

  2. Any changes will be effective immediately upon posting on the resort’s website or notification to guests.
  1. Royal Resort Semporna shall not be liable for any loss, theft, damage, accident, injury, illness, or death sustained by guests during their stay. All sea activities are undertaken at guests’ own risk and responsibility. Guests are advised to prioritize their safety, and the resort recommends using the private pool to minimize risk.

  2. Guests must always secure their personal belongings, as the resort is not responsible for lost or stolen items.

  3. The resort works with third-party travel agencies for activities such as island hopping, fun diving, sea walking, and discovery scuba diving. Any incidents occurring during these activities will be the responsibility of the third-party provider, as per the guest’s signed agreement.

  4. Guests acknowledge that all activities involve risks (e.g., snorkeling, diving, swimming, island hopping, hiking) and agree to take full responsibility for their participation.

  5. Participation in activities is voluntary, and guests agree to follow all safety precautions provided by the resort. Failure to adhere to safety guidelines is the guest’s own responsibility, and the resort is not liable for any resulting incidents.

  6. The resort is not liable for cancellations or modifications to activities due to unforeseen circumstances, such as dangerous weather or safety concerns.

Airport transfer service is provided upon request (additional charges will apply).

  1. In case of MCO implementation by the government, guests reserve the right to postpone their vacation date. The deposit is safe, but the request for refund is not allowed and will not be entertained.

Durian and mangosteen are not allowed on the premises.

  1. Bringing alcoholic beverages is not allowed. However, guests who choose to bring alcohol do so at their own risk and accept full responsibility for any consequences due to the alcohol.

  2. Illegal substances and dangerous items (e.g., weapons) are prohibited. Any guest foundin violation will be reported to authorities.

  3. SMOKING inside the room will be fined up to RM1000
  1. Agents must inform all the Terms and Conditions above towards all their guest after making the reservation.
  • Swimming and water activities are only permitted between 6:00 AM – 6:00 PM (Must inform our staff and we will be there to assist & monitoring guests while swimming in the sea. CUSTOMER SERVICE WHATSAPP – 601169975017 @ +601168755101)

  • All guests must wear life jackets while swimming or snorkelling.

  • Jumping into the sea from any part of the resort is prohibited.

  • The usage of Water Sliding is only allowed once the sea level water touching the edge of the slide.

  • Slippers @ Shoes must be worn when entering the water to prevent injuries.

  • Guests must request snorkelling equipment, swimming shoes, and life jackets before entering the sea.

  • The sea access stairs may be slippery – guests should step carefully.


Additional Safety Precautions:

1. Guests should check weather and tide conditions before engaging in any water activities.

2. Children must be always supervised by an adult while swimming or engaging in water activities.

3. Guests with medical conditions (e.g., heart issues, asthma, or anything dangerous) should consult their doctor before taking part in water activities.

4. In case of an emergency, guests must immediately inform the nearest staff member. Emergency equipment, including lifebuoys, is available at designated areas.

5. Guests are advised not to swim alone and should always ensure someone is aware of their location.

  • Swimming outside of the designated areas (outside the mooring bouy) is prohibited to ensure guest safety and protect marine life.
  • Guest must aware that there might be dangerous animal or sea life in the water and any incident caused by it are not our responsibility.
  1. Any loss or damage to items in the room will be subject to compensation claims as detailed in the room.
  1. Guests fully understand that there are risks involved in engaging in activities during their stay, such as snorkelling, diving, island hopping, swimming, and hiking.
  2. Participation in these activities is voluntary, and all risks have been communicated to the guests.
  3. Guests agree to take full responsibility for their actions and to obey all safety precautions as listed and explained by Royal Resort Semporna. Failure to follow safety precautions is the guest’s own liability.
  1. Guests fully understand and agree to all other terms and conditions provided in the invoice givenby the agent or through the invoice automatically sent via email.
